New member looking to build in Phayao

Hi guys
I have bought some land in phayao and will be looking for a reputable builder to build a falang style concrete house.
Would anyone have any contacts and advice for the build. I know there are some nightmare stories for new builds so any builders with references would be appreciated.

There is no good answer to your request because builders are generally not consistent.
They may be good for a time then a disaster.
They may do a god job for one person then a very bad one for someone else

The only good advice I can give is to make the final payment as big as you can (40% is good but you will probably have to settle for less) and payable only after everything is done to your satisfaction then when the builder runs away you still may have enough money to complete the job.

Hi
I mean all brick not wood, kitchen indoors not outside, indoor bathroom.
Windows not stutters etc.

Think you will find most CTH members consider AAC block to be the best option for walls. Here is a discussion about that.

Yes I am looking forward to opening it too.
I just bought the land so will be a while before I get started :)
