Current Land Prices around Mueang Udon Thani

Hi,

First post, so please ignore any dumb questions that I may ask.

I started looking at buying some land in the Udon Thani area, within about 10 kms, east side of the Mueang Udon Thani Center (Clock Tower R/A), in the Nong Khon Kwang, Ban Chan and Nong Bua areas.

Ideally, I was looking for minimum 1Rai or even 2 Rai (not ex rice farm land) to build a house on.

Does anyone have any recent more experience in purchasing either 1Rai or 2 Rai in any of these areas and if so an approximate idea of what either a 1Rai or 2 Rai house plot, might cost me in them, say 10kms or under from the UT Center.Ideally Chanote or Nor Sor 4, but would accept one down, say Nor Sor 3 Gor.

Land prices in mueang district of Udon are increasing exponentially, especially round the western bypass area, so it's hard to keep up with land prices. Expect to pay several million for a rai because speculators can cut it up into plots for up to 4 houses. In Khon Kaen yesterday I was offered a rai of domestic construction land n a quiet area in the muang district about 2 km out west from Central Plaza for ฿7 mio.
On a nearby development with guard house etc, chanote plots are selling for ฿3 mio for a 20 x 20m (¼ rai) parcel.

It's all the same every where with land, we paid B100,000 per Rai for 4 Rai of paddy field land 7 years ago, half an hour drive south of the Plaza Khon Kaen, right on the main road so no access problems. The same land along the road is fetching B500,000 per Rai now. When you start looking at strictly building blocks in those new estates out-side Khon Kaen, well! the sky is the limit. My wife's cousin who is a Doctor, just paid B16 mil for a house on a postage stamp block there. It's not only the Farang with the money, there are a lot of rich Thai's out there as well.

Yes, Khon Kaen is going crazy,. I almost swallowed my tongue when my wife wanted our 2 ngan plot at 1.5 m. It's a in a really nice quiet area, but damn ...

Now we are hearing prices that sound crazy. A 1 ngan plot in an okay area opposite where we are now renting is priced at 1.1 m.

We had been looking for more than a year. Land that was selling for 500,000 /ngan last year is now fetching 750,000 and up.

Sold 1 rai of land in Udon yesterday for just under 700K. A few months ago bought just over 1 rai for 500K. Both plots about 8k from ring road.

30 minutes and/or 8 Km are well outside the city. I believe that the eastern and western bypasses are already outside the city limits, but those who live in the city will now for sure.

15 minutes to get into the town centre is fine by me. Far enough away for peace and quiet yet near enough for the essentials.

30 minutes away from town is already half way to Kalasin in the east, almost to Nam Pong in the north, halfay to Chumphae in the west, and halfway to Chayapum in the south. if you every get behind me, you'd have a job to keep up ;)

Hi, just and update, I bought my first 2 Rai, some 3 kms south east of the Udon Thani Ring road

Here are some before and now after pictures

Images Before & Before 2: Started with a semi jungle.

Images "After 1, 2 and 3": After the initial grass clearing and removal of a number of trees, I had the first one Rai filled/raised up 0.5m with Qaulity 3 maybe 2, material, mostly a hard clay that compacted pretty well . The fill came from a pond they were excavating about 1 km away from my land. To clear the one Rai land of grass & trees and place the fill and partly compact it for just one Rai, cost me all up TB 65,000. After a few months, I put a tempoary abode on it.

Image "The Same": Will fill part of the second Rai, as I dig a few feature fish ponds, using the excavated material from the pond the fill

Yes it’s a T Shape and surrounded by farm land on three sides, with some temporary humpies (bamboo & thatched houses). Very quite at night and only 100 m2 of a main road

Its 26 meters wide at the front by 70 meters deep, refer Pictures After 1 & 2, and my little humpy is at the rear of the main plot. Half way down the main plot it T's off and then becomes 62 meters wide overall

Have attached one of several option layouts, that I am playing with

The initial post was with questions about cost for buying land. It would then be of interest if the OP would disclose the price of his newly acquired 2 rais.

Hi Tanaka, the land which is actually a little bit less than 2 Rai, as it measures out to 3,149m2, has cost me all up TB 833,000 with all transfer and any other Gov costs are included in that.

The TB 65,000 to fill the first Rai was an extra cost after the purchase. The humpy cost about TB 7,000

So all up to date TB 833,000 + 65,000 + 7,000 = TB 905,000 for what is in the pictures

Just an update on the Conceptual.

Once I get closer to physically strating work,(next year), I will start my Build Storey

Meanwhile, attached is the preferred Conceptuial layout B4Q, but in three different orientations. Also attached are several other house layout options for fun, but I have just about settled on B4Q as my preferred layout

Just not sure which way I will face it, but with the main living area facing to the South, looks good at this time

Hope this helps someone else with some ideas
