Looking for quality builder-Chiang Mai

Howdy from Chiang Mai! GREAT website! Wish there were more participation by expats. Work 3 mo in California (I own an income tax preparation service) and live 9 mo 12 km north of CM with the wife and our two kids.

Have 7 acres 14km north of CM on a slope. Arch. is almost finished to blueprints and am having a tough time finding a builder who has built anything of quality (I'm an ex-Aerospace airframe quality Engr.). I am taking the recommendation of finding labour only and buying the materials myself. House is 4700 sqft, 2 story, 6 bd, 6ba I have already purchased, deconstructed, and stored a teak house for flooring and such. Any recommendations would be very much appreciated. I'll try to document all the trials and tribulations of my house building on this website. Thanks! :)

You'll need to start thinking in metric and Thai land units (rai). Anyway, sounds great, hope to hear progress reports.

I would contact Ajarn Ohm at the architecture dept of Chiang Mai University, his mobile number is 0818843565. Young knowledgeable instructor with a U.S.A. university Masters Degree. He did some plans for me in both English and Thai.

Congrats, you are doing what many of us hope to do. So how is the house construction proceeding? I too am about to build. Was wondering where and how much you paid for the teak house or was it a rice storage hut ( any problems with police in transporting the wood to your site)? Who was your architect and what did he charge? Interested in your construction pix, and any detail you can provide please. Cheers

Suggest my wife father so far only out 12usd and have land plus cement columns and beams done the roof steel frame underway and paid roof materials contact me onforum if interested opa3

I'd like to recommend my builder, who is based in Baan San Um, near Doi Saket. He does good quality medium-level work i.e. not top end finishes, uses a team of Thai Yai to do all the general work (brickwork, cement, tiling, etc) and sub-contracts out specialised stuff like roof-work, electrics, plumbing, and some of the woodwork. He can get plans drawn up ready for any tessa-baan (planning) sign-offs.

Bem (rising tone!) is the main owner, is a qualified civil engineer: 089-8506003

He did 114sqm for us contracted at Thb9,861 per sqm. That didn't include stuff I had to buy like lights, toilet fittings, some tiles, a few bits of granite, and a load of teak trees I had bought. With all my purchases included the per sqm cost for final build came out at Thb13,930 per sqm.

He took 5 months to build, per the plan, and didn't ask for more than the contracted amount. So, incredibly, he was OK on time, budget and quality (mostly!).
