This is my 1100 sq ft, 2 bedroom, 1 bath and a farang kitchen house. Started in July 2016 and it was finished by the end of October. All in the cost was just under 1,000,000 baht

Steve, I have put an aircon in the master bedroom and need 2 more, one for the living room and one for the second bedroom. The house plan came off of Kappok.com but we added a kitchen off the side and added about 200 sq ft. We took the picture and the plan off the internet to an architect in Sisaket and he drew up the plans and material list for 15,000 baht. We added a couple of sliding doors, one to the carport and one to the kitchen. The living room could have a loft above it but a stair to it would definitely make the room small.If I built it again I would build it with a vaulted ceiling instead as the front of the house is 6m tall.

Nicely done, my only comment for others looking at this build for their own ideas is in the kitchen.
The bench tops are better and look better with 15 / 20mm overhang and about 80mm toe space under the structure / cabinets.

Looking at a very beautiful house.
It makes it a real home.
Can you tell us what the total construction price for this project was without the land below and without the gardening?
