Bungalow and carport near Mukdahan

Hi All,

Going to start building a 3 bed bungalow with a separate carport/store room. The picture shows a sketchup model i created to show how it will look when finished. I am going to build in stages because i work a rotation of 2 months on 1 month off and i want to be on site for the major parts of the build.

Haven't found a builder yet so if anyone can recommend a builder who works in the Mukdahan area please let me know.

The house is a basic layout which i hope will not give too many headaches to the builder. I have tried to keep plumbing to one side of the house to make things easier. The house is 9.5m wide because i included a 1.5m passage way through the centre of the house which means the spacing of the posts at the ends of the house and the posts in the Alfresco area will have a 4.75m spacing. The roof will be colorbond so i am hoping the 4.75m spacing will be ok to support the roof?

looks ok, no problem with 4.75m spans.(no problem with much much bigger spans)
the area in red needs attention. :)
dark passageways. :(
I would get rid of the walls in the lounge , this would open it up and let more light to the other passage way.

The land is a 1.1Rai on a full chanote.

This is how it looked before being cleared and levelled and fill being added.

Make sure you look how the Sun will move through the day over the building if you plan to use the outside area during the day. You can also peg out the ground (which I did) to get a feel how it will look before you finalise your plans. For me I would have at least one more toilet in the house and an ouside cooking area for the Thai food. Hope everything goes to plan. :D

There will be 2 toilets. 1 in the main bathroom and 1 in the utility room.
The house lies along a east west line. With the bedrooms facing east to catch the rising sun and the alfresco facing west. This was a lucky fluke as i never thought about it until my daughter pointed it out to me and we took a compass to the land.

You are right about pegging the house out in the land.we spent quite some time there doing exactly that and it took a long time to get it in the right spot.

FWIW Sketchup will let you see that easily, and move the house orientation if it is wrong.

Clearing and leveling. 0.5m of earth added, going to put another 0.5m because the ground has settled quite a bit through this rainy season.
