Udon Thani Happy House

Postby pipoz » Sat May 17, 2014 1:14 pm

Finally decided to start the process of a more permanent house.

Having started with a simply Bamboo House, whilst trying to buy the neighbours land, I gave up waiting for him to sell and decided to build in several stages, starting with a Studio-Guesthouse. I will just have to starve him out, over the next six months.

Pictures of my Bamboo house, which will serve as a shelter for the workers an eventually be demolished in 3 - 4 months’ time.

Attached is the "Happy House Concept", with a Studio Guesthouse at the Rear (sits just in from of the Bamboo house) and then the Main House in Front.

Having decided to kick off with the Studio Guesthouse, next step was to choose a Façade concept and develop some drawings. Starting with the structure, I developed a set of structural drawings and added a few photos from CTH of what I wanted to achieve. (PS advanced thanks to other members for their kind photo donations)

Studio Guesthouse: Is 96 m2 Internal living area, with another 55 m2 for the Verandah are (External Paved area). Total Footprint is 151 m2 under Roof Line

Attached are some of the drawings for the set out-footings, foundation ground beams and slab, roof RC ring beam and external wall layout. If anyone is interested in them in AutoCAD or PAD I have them, but files are too large to upload on CTH.

Armed with some drawings of the Structure for the Studio-Guesthouse and a cost plan, I went to Udon Thani start of May and found a small builder through the local network. Sat with him end last week, agreed a price for the Structure only (as I am still developing the roof, façade and interior). Builder started on Saturday 10 May and said it would take him about 55 Days to complete the Structure/External walls. Fine with me.

Off and running Day 1 to Day 5, move some of my established trees, set-out, excavate, pay Buddha and pour some footings.

I managed to have time to check his set out and some footing excavations before I left, and all was OK. Now have to leave it in her hands and now have to rely on photos from a distance, whilst I go back to work.

The two basic rules I gave him, are that the Reinforcement has to be SD 40 or 50, (No less) and Concrete has to be from CPAC 280 Steng.

Day 7 and back up to Ground Level.

Now have to do some work on the road and entrance (shift a electricity pole) for the bigger truck deliveries. Then Ground Beams should start mid this week.

Bought the largest one of these a few days back just to make, they (not her) use one, whilst I am not there.

Day 16 Ground Slab down.

Got a few quality problems, with the Thai's having done what they want and not what I want.

Can be fixed, but they do piss you off sometimes when they do their own thing

I like the size of the columns, but make sure they brace them after they use the level to make sure they are square.

Hi Roger and thanks.

They are 250 x 250 mm with 8* x DB 16 bars. They should be 3 meter high to underside of the RC Ring Beam, if the guy reads my drawings.

Also under certain areas of the line of the ring beam for a meter either side of some columns there will be load bearing reinforced/concrete fill block walls. That's the intention

Day 24 view from the front

Like all things the Builder doesn't read the drawings, so I now have six extra columns at the front. The four in the center view, I will knock down.

Still better than leaving a column out.
