They are not Thai as I understand, so I put my money on them holding to their contract. They might negotiate..but not 'forget' it....


No they are not thai,and seem like honourable guys,a big reason for them been slow to finish seems to be their attention to detail,they seem intent to make it as good a build as possible.
If its a good build then i'm quite happy for them to show potential clients thru my home...and will be happy for them to pick up new clients

i half expected it to be glued back together and re installed..

Update, house almost finished,just waiting for the kitchen to be installed and a shower and vanity unit to be finished.

Looks good,havent taken any more pics for awhile as the house was surrounded by skaffolding 60days over agreed time,so bit of a rebate coming to me :roll:

should be ready for inspection next week...kitchen goes in tomorrow,and a bit of tidying up and that should be it.

That looks very nice, however, the pitch of the front porch roof is extremely low for tiles. Rain may be a problem. :(

They did have trouble with the pitch,it leaked after rain,its been adjusted a few more inches and resealed so hoping it will be ok.

I decided to tag on a carport to the thai house,its not the most attractive thing,
but its a large space 9m by 5m and concrete will be poured 10m by 10m,total cost 68 000bht.
It will also give a shaded area for my young son to play under

splitlid..quick update i had another conversation about roof pitch on balcony,we decided to also seal up the front of the roof with a concrete base so to stop the heavy rain and wind from getting under as well.thanks for the comment

There is always a min pitch for tiles on a roof, and yours is way below that. It would never work if it was your main house roof but as a car port etc; it's not so critical. Foil sarking under would solve any driven rain getting under the edges of the tiles which is the main concern with tiled roofs. Gentle rain ? Shouldn't be a problem though. Flat or near flat roofs are better done with one piece Colourbond or similar . Apart from that your exercise in a prefab house has been interesting although getting it done quickly would be the main attraction I would think, you will have to give us all an estimate of total cost to compare with a normal build, if that's not too inquisitive .?

Sorry to mix up your porch with your Carport, but a little gable over the entrance would have been much better and solved the problem of pitch. Someone made the wrong decision there.??

I wasn't too keen on the porch roof either,it was the builders design which came with the house,its growing on me now,the pitch..i hope will be fine.
The builder has given me a verbal guarantee that if i am unhappy with the design he will change it..wait and see i guess.

Great thread and you have done a remarkable job in keeping us informed of the progress :)

The only thing to do now, once the building company makes compensation, is to come up with the final price. I am really interested in the cost difference between this factory built house and a conventional house of the same dimensions
