my house is getting built in a factory and delivered in 90 d

Postby jingjoe » Thu Dec 19, 2013 4:36 pm

not sure if this is a double post.........anyway,i have been living here south of hua hin,on the beach at pak nam pran for a few years.
my son attends school in hua hin and the 30min drive back and forth is getting a bit much.
So we have bought a rai of land, which has a small thai unit/townhouse on it.
I want to build a small 2 bedder plus convert the thai place into another small home
,later on build a pool and larger sala, that way the living space is outside,(not in a large house).
A few chickens and geese 2 dogs,a small aquaponics system and i'll have a small piece of paradise.
After reading all the negative stories about builders and quality of work i decided to try the pre fab route.
The land will be cleared and some filling in a few weeks, and the construction of my house(at the factory) will commence soon too,if all goes to plan the house will be finished and delivered on the back of a truck(2 halfs) and ready to occupy in about 120 days!!
I will try and get some photos next week of the construction material

I haven't seen any prefabs / factory built in Thailand yet so I'm curious as to how you found them and what choices you had in styles and layout. Is the price comparable to a 'normal' Thai house?

hi glifaees, i live in khao kalok, not far from beach.
Fred, my ex wife became friendly with a young couple living next door to her,thai/turkish,husband,he was building prefabs in qatar for construction sites from what i understand and now living here in thailand his father and himself designed a mould to cast the concrete and build houses.
What i like about the house is, all walls are insulated with foam, all wiring is pre done inside of walls, they come completely finished, tiles kitchen, bathroom, etc etc.
I watched him build there first one from start to finish, quite interesting.

Sample House (30).JPG
Sample House (12).jpg

so this gives you an idea of what they look like, this finished product which includes balconies,is around 600 000bht,
the two bedder is around 800 000bht ,i like the idea i can control the process at each step, making sure the build is up to standard before moving to the next step,
This house is at the factory at sam roi yod,

Thanks for the info. It looks good and the price seems very reasonable. Maybe your documenting the build will get your manufacturer a lot of new business and I look forward to following your story.

I think his only problem will be doing multiple houses at once, maybe he can build more moulds i suppose, they seem like a nice team(father and son) ,there english is not too bad,i wish them well.
The other point of interest,is the houses can be added to at anytime, and can also be taken apart and moved to a new location.so i guess if renting land or have to move because of a divorce you can take the house with you!!.

Indeed does seem to be a good deal. Like the speed and no mess of building, good thing paint is still available in the land of smiles.

Do they have a web site?

I have been quoted 800bht an hour to clear the land, and then 800bht a truckload to fill the land, does this sound about right?

It's cheaper than here in Chonburi. I've paid 1,000 Baht per hour for clearing with a tractor and my (good quality) fill in 2009 / 2010 was 1,100 Baht per 10-wheeled truckload.
