We are building a house in sarapii and I am keen to post ongoing updates of progress. I will be visiting the site about every other day. I hope this thread will be helpful to others as I will post the problems as well as the successes.

Please be as critical as you like on the construction. I welcome your views.

The land is in two sections separated by a small klong ( owned by the tessabahn). The smaller plot is 285 sq wa and will become a fruit orchard and possibly a vegetable area. The main area on which we are building is 600 sq wa on a small soi with just four lanna style houses on it. At the end of the soi is an unmade up track with mainly plots of lamyai trees either side and other small growing areas. There are no houses on that track. Two or three times a day the plots are visited by their owners so the area is actually quite quiet. There is a small bamboo factory at the start of the soi, no machinery, all hand crafted product so again no noise.

The builders have dug a small lake and the spoil has been used to build up the area where the house and carport will be. The land was a former lamyai orchard and does not flood. The klong takes away water well away from my land although of course I can tap into it. Good firm workable soil.

I opened the thread here as there was too many sarcastic comments on Teakdoor, though the thread ran to 4 pages and has 1600 odd views. Some members there were quite helpful and it was a popular topic; but too much flaming for my liking.

I posted views of the land prior to work commencing to give some background and some comments on my experiences with the sellers and the land office. If you wish to view them it is in the construction section of Teakdoor. Nothing further will be posted there.

They started marking out the house area today - nothing too exciting. The "topping" ceremony is on Thursday.

We have sorted out my concerns about compacting the soil and I am clearer now about how they are dealing with the foundations, particularly on the car port and maid's quarters.

Several deep holes dug for the foundations and they've started on the car port. Holes are about 2 metres deep as you can see from the height of the worker actually in the hole

We are able to save many lamyai trees which will give us some immediate shade ( and some fruit !!).

The work is being well supervised.

They really were working very hard so I gave one lady a hand myself digging one of the bigger holes ( under the pink umbrella) You can see the worker I was replacing taking a well earned rest in the subsequent photo !!!

Topping ceremony is on Thursday. Wish us luck guys.

Topping ceremony went well but had problems with my camera for the first few pics. The end of the ceremony was with the lay person from the wat sprinkling holy water in the footings.

you can see the size of the holes - around twenty i think - from the photos.

after the ceremony the "offering" was placed under a lamyai tree where it will remain until the house is finished. i will however be keeping an eye on that bottle !!!

formally obtained the building permit in my name today and electricity should be on tomorrow or saturday.

any comments so far?

I think you should post the plans of the house here so that everyone can see what is being built.
It makes it a lot easier to understand when we can refer back to them.

There are 37 pages of plans, most show details of the foundations. There are two which show the two sections of the building; five which show details of each type of footing or foundation; two which show the location of each footing.

Looking at some of the threads on here and on teakdoor it seems most problems occur where there is a lack of plans on which one can check progress. My construction team has a member of management on site at any one time and that manager checks all construction to the plans and takes many photos at each stage. On completion each project file is about one inch thick (without the photos)

I don't have a scanner but I will try to make clear how things are developing. I see this threasd as a two way communication and am happy to answer any questions or comments. Be as critical as you like. It will help futuire posters

anyone any ideas for colour of outside walls . i want to avoid any possible rain splashing marks. what are other posters experiences?

Could you not take a photo of the sections and / or the floorplan? At the moment we cannot see what is being built, how big, how tall, how many windows, etcetera. It would make it more interesting to follow your progress.

If you are not having gutters fitted and you have soil right up to your walls, then you will have a problem no matter what colour you use. I am hoping to avoid staining by using paving and large stones instead of soil or grass under the run-off.

All the columns are now in place. Probably start the first set of lateral beams tomorrow. Impressed with their professionalism so far. Everything in line with the plans. They are not cutting any corners.
