sputtering water from faucets

We are renting a house while our home is being built. Well water, hitachi water pump at ground level. When the toilets are refilling or doing dishes the water often spits out (non-regular flow) and is noisy (at the faucet/toilet). Any thoughts on what could be causing this?

First step is always to clean all filters and check for any small stones. Second step, assuming it's the kind that has an air tank under the pump, is to drain any water out of it.

Are you pumping from a tank? Probably air in the system
Pump not fully primed.
Highly aerated water in the tank resulting the pump going on/ off prime.
Does the pump run continuously with all taps open.

pumping directly from a well, no tank, and the pump runs continuously if all the faucets are open.

In that case you are probably seeing air being pumped from the well. One good reason for pumping into a tank and then pumping from it. You are exceeding the well capability with too many taps open.

I vented the pump (priming screw) while pumping and it seemed to help. The house we are building will be on city water, with a large tank and a pump to supply the house. Thanks for the tips.
