Brick Bungalow under 1m baht

image steve_bungalow524.jpgSteve had been kind enough to share some of his building experiences with us at the forum, here steve’s forum post. Sounds like an interesting project, a 150 square meter bungalow with a finished cost of under 1m baht. Steve was good enough to forward some shots of the development process which I’ve included on the following page.

The project budget is as follows:

The cost breakdown was roughly as follows:- Concrete Construction 205,000 Roof 180,000 Brick walls and plastering 100,000 Ceilings 56,000 Doors and Windows 120,000 Other works eg electrics Light fittings Plumbing Tiling Painting 150,000 Curtains and fittings 42,000 All other expenses including living expenses took the total up to just under 1,000,000 bht As you can see from the pictures the bungalow is brick built I have a full specification right down to the size of the concrete reinforcing rods.

  1. a nice quality construction, i believe

one thing i noticed is that nthere doesnt appear to be any ventillation for the roof void, got to let the heat out

glad to see someone doing a properly spec’d design, such attention to detail pays handsomely and easily recoups the extra design costs

  5. Steve, We are considering purchasing land this year and have been searchin for Thai hous plans. Your Bungalow is fantastic. It appears to be a very clean, well thought out design which can be constructed easily. Could you send a copy of the plans & specs please? Thanks.

  6. Hi: I suggest you PM Steve on the forum. His Forum user is = SteveH. You might also read through his forum related to this project at http://www.coolthaihouse.com/forum/viewtopic.php?t=40

  7. What really does justice to the priject is the quality of the photography! The house is remarkably similar to mine in all respects except I used Thai ‘Breezeblocks’ I notice very few struts and spars in the roof steel and would be interested to know the spec. of the steel. E.g.: Was it 4 x 2 x 3.2 C-section? Box section? Bigger? smaller?

  8. A very nice design, with clean lines. As noted before. I also am interested in your home design. Especially the roof design and load calcs. As well as the metal material used. How do you like it and what would you do differently if anything?

    The Dude.
